2. Booking Details Minimum Stay: 2 nights. Check-in: From 15:00 Check-out: By 11:00. Booking Process: Direct bookings or via Smoobu. Balance Due: Full payment is required at the time of booking. Cancellation Policy: Full refund for cancellations up to 14 days before check-in. 50% refund for cancellations made up to 3 days before check-in. No refund for cancellations from 2 days before check-in or later
3. Occupancy Rules Maximum Guests: 2 adults and 1 infant under 2 Children: Only 1 infant (under 2 years old) permitted. Minimum Age to Book: 18+. Pets: Not permitted.
4. House Rules: No pets permitted, No parties or events, No smoking indoors. A maximum of 2 adult guests and 1 infant under 2. Parking is available for one vehicle at the front of the property (second car can be accommodated if requested). Noise must be kept to a respectful level between 11:00 PM and 7:00 AM.
5. Damages & Guest Responsibility: No damage deposit is required. Please notify the hosts promptly of any breakages or damages during your stay. Guests may be liable for significant or avoidable damage
6. Facilities & Utilities: The following amenities are provided for your stay: Free Wi-Fi, Towels and toiletries, Cookware and kitchen essentials, Fridge, hob, oven, microwave, kettle, toaster, TV, Radiator and underfloor heating. Note: There are no clothes washing facilities on site. No extra charges apply for standard amenities or services

8. Legal & Miscellaneous Governing Law: These Terms & Conditions shall be governed by and interpreted in accordance with the laws of Scotland Force Majeure: The hosts shall not be liable or responsible for any failure to perform or delay in performance of any of their obligations caused by events outside their reasonable control (including, but not limited to, natural disasters, extreme weather, pandemic restrictions, or other acts of God). Liability: Guests' personal belongings and vehicles are left at the property entirely at their own risk. Travel Insurance: Guests are not required to have travel insurance but are encouraged to consider it to cover unforeseen circumstances.
